Hi, I'm Jessica, and I’m here to simplify the mortgage process for you :)

My passion for helping others understand mortgages comes from my own experience when buying my first home. I remember staying up late, researching online, and stressing over the 29/41 rule. I was convinced I’d never qualify for a mortgage because I didn't fully understand debt-to-income ratios. My back-end ratio was slightly higher than what I read was acceptable for the housing expense ratio on conventional loans, and barely understanding any of it, I thought that would automatically disqualify me. Even though I was planning to use a VA loan (which has different guidelines), that fear almost stopped me from taking the leap into homeownership.

​Why I Started This Blog

​

It’s this kind of misunderstanding that inspired me to start this blog. The fact that mortgage jargon can sound like Greek to someone pursuing homeownership made me want to create a space where I could break down the mortgage process, terminology, and even the role of a loan officer in a way that's easy to grasp—so that when you’re making one of the biggest purchases of your life, you can do so feeling informed and confident in your decisions.

Lessons I Wish I'd Known
​

Looking back, there are things I wish I had known when I made my first home purchase — like the possibility of buying a multi-unit property. I knew I could’ve rented out the second unit, and the rental income would have covered most of my mortgage, but I didn’t think I could qualify for the purchase price. Had I known that I could, life might’ve played out differently. I could’ve had another stream of income which would have eased things during tough times — like when I was going through a divorce, returning to college as a single mom, and living on scholarships and $10K a year. With better information, I might have been able to refinance, lower my payments, or tap into equity—all of which could have provided more financial freedom.
